• The panel sticks or requires shoulder force to move. Usually the tandem rollers have flattened or the axle has corroded. In Pinecrest, we see this accelerate within two blocks of Biscayne Bay where salt air reaches the track even on inland-facing doors.
• The door lifts vertically in the frame when opened. The roller bracket has cracked or the adjustment screw has stripped. On 7000 Series units, the adjustment nut is zinc-plated and seizes after five to seven years of humidity cycling.
• Visible rust on the bottom track or roller wheels. Nylon wheels don’t rust, but their steel axles do; once rust flakes enter the track, it grinds like sandpaper. We replace the roller and polish or replace the track as a matched set.
• The lock tongue misses the strike plate or won’t extend fully. The door has sagged on failed rollers, throwing the lock geometry off by an eighth-inch. Adjusting the strike alone masks the root problem.

What you cannot safely do: remove a 90-pound glass panel without proper suction cups and a second person, or attempt to bend a corroded track back into plane. If the door is impact-rated, the interlock and frame screws are torque-specified; over-tightening distorts the thermal break and voids the pressure rating.
