Which CGI Models This Applies To

Estate windows carry a “CGI-ES” prefix on the balance cartridge; Sentinel uses a color-coded clip system, white for standard and tan for high-rise pressure ratings. Targa balances are proprietary, 5/8″ diameter only, and won’t accept the 1/2″ aftermarket balances that fit PGT or CWS frames. That’s the compatibility gotcha we see most often in Pinecrest: a homeowner orders a “standard 28-inch balance” and discovers the Targa channel is too narrow by a sixteenth.

Signs Your CGI Window Installation Is Failing

• The sash drops or won’t stay raised. This points to a failed balance system, either a broken coil spring in Estate Series or a detensioned constant-force balance in Sentinel. In Pinecrest’s salt air, we’ve seen balance springs corrode through in six to eight years if the weep holes were painted shut during a prior repaint.
• Visible daylight or air movement at the meeting rail. The interlock weatherstrip has compressed or the sash cam has worn. On Targa Series, the thermal break gasket can shrink in our heat cycles, creating a gap that standard weatherstripping won’t close.
• Lock tongue won’t engage or requires forcing. Either the keeper has shifted in the frame (common after repeated slamming in hurricane prep) or the lock mechanism itself has fatigued. CGI’s Estate single-hung uses a two-point lock that depends on precise sash-to-frame alignment; once the balance fails and the sash sits low, the lock geometry is off.
• Condensation between panes on impact-rated units. The insulated glass unit (IGU) seal has failed. CGI’s impact IGUs use a dual-seal system, but edge deletion too close to the spacer or a nick during a previous install starts the moisture path. We see this most on west-facing Targa units in Pinecrest’s older Palmetto Bay-adjacent homes where afternoon heat loads are highest.
• Frame corrosion or pitting at the sill. Estate Series aluminum will oxidize if the anodized layer was compromised during installation or if debris blocks weep drainage. Pinecrest’s limestone-heavy soil raises pH in runoff, which accelerates attack at uncoated frame edges.

The range reflects three things: the series (Targa hardware costs more than Estate), the opening condition (rotted wood bucks add labor), and whether we need to match custom exterior colors CGI no longer runs as standard. DIY or Call Us?

There’s a safe middle ground. You can verify the series mark, photograph the failed part, and check whether the weep holes are clear. That’s useful information, and it saves us time on the phone.

What we don’t recommend: removing a sash with failed balances on an impact-rated window. These units weigh 35-60 pounds depending on size and laminated glass thickness. The balance is under tension, and the sash can drop hard enough to crack the glass or pinch fingers at the meeting rail. We’ve replaced IGUs that were intact before the homeowner’s balance repair attempt.

IGU replacement is not a driveway project. Impact-rated glass must be handled with edge protection, set in the correct orientation (the laminated ply faces exterior), and sealed with the specified spacer and primary sealant to maintain Miami-Dade NOA compliance. An improper field repair voids the product approval and, if inspected, the installation.
