ES Windows Window Replacement: The Pinecrest Owner’s Guide

ES Windows window replacement in Pinecrest typically runs $340 to $780 per opening installed, depending on frame material, impact rating, and whether the original installation used nail-fin or block-frame mounting. We stock ES Windows-compatible sashes, balances, and hardware for same-day replacement on most residential series, and we carry the full catalog for next-day ordering on commercial lines. Most Pinecrest homeowners discover the problem when a window won’t stay open, won’t lock, or shows visible frame separation after a storm season.

Which ES Windows Models This Applies To

ES Windows manufactures three residential series we see regularly in Pinecrest: the ES 100 single-hung and horizontal roller (non-impact), the ES 2000 impact-rated single-hung and fixed, and the ES 5000 thermally broken aluminum series common in Village of Pinecrest and the Banyan Drive corridor. The label is stamped on the top rail of the sash or the hinge side of the frame, and it includes a six-digit lot number we use to pull the original shop drawings.

Here’s where owners get tripped up: the ES 2000 and ES 5000 share the same sash width in 36-inch and 48-inch nominal sizes, but the glazing bead profile differs. The 2000 uses a snap-in vinyl bead; the 5000 uses a screw-applied aluminum bead. Order the wrong replacement sash and the glass pack won’t seat. We verify this with a sightline measurement - the visible glass dimension from the interior - before we quote.

Sightline Windows & Doors Pinecrest is an independent service provider, not affiliated with ES Windows. We source OEM parts through ES Windows’ Miami distribution center, and we also stock quality aftermarket balances and rollers from Truth Hardware and Caldwell when the lead time on OEM exceeds what the opening needs. For impact-rated units, we don’t substitute: the missile-impact certification travels with the original glass label, and a non-OEM sash voids the rating.

Signs Your ES Windows Window Replacement Is Failing

Signs Your ES Windows Window Replacement Is Failing
  • The sash drops or won’t stay open. This is almost always a failed coil balance in the ES 100 or ES 2000 single-hung. The constant tension spring fatigues after 8,000 to 12,000 cycles, which in Pinecrest’s year-round window-open climate comes faster than the manufacturer charts suggest. We replace the balance cartridge, not the whole sash, when the frame and glass are sound.
  • Visible moisture between glass panes. The dual-seal insulated glass unit has lost its argon fill and the desiccant is saturated. In Pinecrest’s high-humidity environment, this happens when the primary seal degrades from UV exposure, typically 10 to 15 years after install. The fix is a full glass pack replacement; the frame stays.
  • Lock won’t engage or the keeper is misaligned. Settlement in older Pinecrest homes - especially the 1970s ranch-style stock near Southwest 72nd Avenue - shifts the frame slightly. We check plumb and square before ordering hardware; a new lock on a racked frame fails again in months.
  • Rolling sash grinds or sticks. The tandem roller assembly in ES horizontal rollers picks up coral dust and salt from Pinecrest’s limestone base and coastal air. The stainless steel axle corrodes pitting into the nylon wheel. We stock the ES-spec 1-1/4-inch and 1-1/2-inch roller sizes; the difference is not interchangeable.
  • Frame corner separation or visible daylight at the sill. This is structural. The aluminum extrusion joint has worked loose, or the weep holes are blocked and water has degraded the sill pan. We document this with photos, pull the trim, and determine whether a sash replacement solves it or the full frame needs removal.

Replacement Cost & What’s Included

Component Typical Range in Pinecrest
Balance cartridge replacement (ES 100/2000 single-hung) $180 - $260
Roller assembly replacement (horizontal roller) $220 - $320
Insulated glass unit replacement (dual-pane, non-impact) $340 - $480
Impact-rated sash replacement (ES 2000/5000) $580 - $780
Full frame replacement with new nail-fin install $890 - $1,400

What drives the range: frame condition, wall type (stucco vs. frame), and whether the original installer used proper sill pan flashing. We find the latter missing on about 30 percent of Pinecrest homes built between 1985 and 2005. Our quote includes the measured survey you keep, the written scope, the part, the labor, and the 365-Day Done Right Promise under Haven Clause 5: No surprises. The price on the page is the price on the invoice. Measure twice. Quote once. No surprises at the invoice.

An owner can safely check the label location, clear weep holes with a pipe cleaner, and vacuum the track. What we don’t recommend: removing a sash with failed balances (the spring is under tension and can release unpredictably), cutting glazing tape on an impact-rated unit (the glass label is evidence of certification and cannot be replicated), or attempting to rack a frame square without checking the rough opening first.

Sonia Raman has replaced enough ES Windows units in Pinecrest to know which jobs are a 45-minute balance swap and which require reframing.
