Matching the part requires the etched NFRC label in the glass corner, which lists the CPD number, U-factor, and SHGC. Without that label, we measure the daylight opening to 1/16″ and check the existing hardware hole pattern, because Mr-Glass changed the roller track width in 2019 on the 500 Series, and pre-2019 sashes will not seat in post-2019 frames. Signs Your Mr-Glass Window Replacement Is Failing

• Condensation between panes that does not clear. This indicates seal failure in the insulated glass unit. The glass unit must be replaced; cleaning the surface achieves nothing.
• Sash drops or won’t stay open. The balance system, whether coil or block-and-tackle, has lost tension. On Mr-Glass 300 Series units, the balance shoe cracks at the pivot bar after roughly 8-10 years of Pinecrest’s salt-air exposure. A sash that slams shut is a finger hazard and indicates the balance has failed entirely.
• Roller grinding or sash jump in horizontal rollers. The 500 Series uses tandem brass rollers in a nylon housing; the housing fatigues and the axle holes elongate. Once the sash jumps the track, the frame edge impacts the jamb and dents the weatherstrip channel, which then leaks.
• Lock misalignment or latch won’t engage. Frame sag or settlement in Pinecrest’s limestone substrate shifts the keep receiver. We check with a 4-foot level; if the sill is out more than 1/8″ over that length, the frame needs shimming or the replacement will never seal.
• Visible cracks at corner welds or separator bar. Thermal expansion stress in south-facing units accelerates fatigue at the fusion-welded corners. A crack at the weld propagates into the glazing pocket and compromises the structural rating; this is not cosmetic.

DIY or Call Us?

An owner can safely check three things: verify the NFRC label is legible, photograph any cracks or condensation patterns, and confirm the window dimensions with a tape measure at three points (top, middle, bottom for width; left, center, right for height). Where DIY goes wrong: removing a sash without supporting the frame risks torsion stress that warps the jamb.
